Terms and Conditions

We strongly recommend reading all the terms and conditions for your own satisfaction.

 

Law

The booking terms are governed by Scottish Law and apply to all bookings except where we agree in writing to alternative terms. By making a booking you are deemed to accept these booking terms.

 

Complying to Terms

The owners of High Brownmuir have a right to terminate a booking without refund if guests do not comply with our terms and conditions including the house rules and its policies. We have a zero tolerence policy to abusive, dangerous and generally unacceptable behaviour towards our staff and guests.

 

Booking and Payment

Terms and conditions come into affect once We accept reservaton from you. The reservation will be accepted once we have confirmed your reservation by email, letter, or text and a deposit of the amount of 30% of the full booking cost is received (when booking at full price). Discounted offers are not refundable and full payment must be received at time of booking. Any bookings via 3rd parties must be made with them. Always read 3rd Party terms and conditions before booking. Any Payment must be given using an acceptable and valid credit card or debit card. BACS fast payment is also acceptable and must be paid on the confirmation of booking. Cheques are not accpetable.

In the event payment 2 is not made 30 days before check in the booking will be cancelled and deposit is not refundable.

Cancellation

For B&B bookings cancelations must be informed to us by email, which should include your full name, date of your booking and the booking reference number. If you cancel within 48 hours of the scheduled check-in time we require the full balance of your stay. If you cancel your booking more than 48 hours before arrival your deposit will be retained. If booked at a discounted price the full price will be non refundable. If booked via 3rd party you should read their cancelation policy.

For holiday let or house let cancelations must be informed to us by email, which should include your full name, date of your booking and the booking reference number. If you cancel within 60 days of the scheduled check-in time we require the full balance of your stay. If you cancel your booking more than 60 days  before arrival your deposit will be retained. If booked at a discounted price the full price will be non refundable. If booked via 3rd party you should read their cancelation policy.

 

Pets

Sorry, no pets allowed.

 

Damages

You are responsible for any breakages or damages which you or any member of your party cause. A deposit for a full house let or holiday let will be taken at checkin and varies from £450 and upwards. This will be refunded withn a week once the house has been checked.

Children

Children must be supervised by parents or an adult

Cooking

Self catering is only allowed when house is let as a holiday let of full house let otherwise for safety reasons no cooking is allowed in bedrooms at any time.

Safety and Security

Fire evacuation procedures are available in each room. Guests should make themselves familiar with them. Guests must make sure when leaving the property that they have closed there bedroom windows and door including the main door.

Parking

Cars are parked on the premises at there own risk. High Brownmuir do not take any responsibilty for guests parking

Arrival and Departure

Guests check in time is 4pm unless otherwise agreed in writing. Check out is 10am again unless agreed otherwise. All outstanding costs incurred by you during your stay must be settled up before departure

Availability

If for any reason outwith our control we cannot deliver your requested accomodation, an alternative will be offered if possible or a full refund will be provided. This is the limit of our liablity.

Booking Cost

Rates are per room when booking as a Bed and Breakfast. Any additional supplements will be added to the total price of the booking. The rates may not include other costs you may choose to incur during your stay unless stated. Rates quoted are correct only for the specific number of guests, nights and dates shown. Any changes to the number of guests, days or nights may vary the rates.

Holiday Let or Full House Let.

The house can accomodate 10 + 2 people and should be used in a safe manner. High Brownmuir cannot be held liable for any missuse. On checkin you will be shown around the house and how to use the accomodation. On checkout the house must be returned at the same condition when checking in. Guest must keep the house in good order. Any rubbish should be placed in black bags and sealed. The kitchen area must be cleaned after use. Any cutlery provided must be returned and used appropriately and placed in dishwasher once used. After use of the bedrooms they should be kept in reasonable condition. Any towels provided must be returned. If the house is not left in good clean condition, any additional cleaning cost will be taken from your deposit.

Liability

Other than for death or personal injury caused only by Our negligence or misrepresentation, our total liability to you is limited to the price of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will We be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond Our reasonable control. You are responsible for any damage or loss caused to Us or Our property by Your act, omission, default or neglect and You agree to indemnify Us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss
